COMMUNITY CONTEXT

Heritage Views is envisioned as an integral part of the greater Heritage Pointe community, recognized for its amenity-rich residential character and strong sense of place in Foothills County, just south of the Calgary city limits.

 

The existing residential community of Heritage Pointe, situated north of Dunbow Road, is distinguished by its integration with the Heritage Pointe Golf Course and Heritage Lake, which together create a high-quality environment offering both recreational opportunities and scenic open space.

 

This setting provides residents with the appeal of quiet country living, while maintaining close proximity to the urban amenities and employment opportunities of the City of Calgary, located just minutes to the north.

 

Primary access to the hamlet of Heritage Pointe is via Dunbow Road, a key east-west arterial corridor that connects Highway 2A (Macleod Trail) to Highway 2 (Deerfoot Trail) and continues eastward, supporting both regional connectivity and local accessibility.

Secondary connections link the hamlet to surrounding communities and regional road networks, enhancing its accessibility to Calgary, Okotoks, and other destinations within the Calgary Metropolitan Region.

The 11.3-acre Heritage Views Development Area will complete the development cell commenced with the approval of the Heritage Crossing Area Structure Plan (ASP) in 2024 and Heritage Estates ASP in 2025.

The three developments are located in the Central District, identified as the ‘growth engine’ in the County’s Growth Management Strategy, 2013. Once approved, Heritage Views will form part of the Hamlet of Heritage Pointe.

DEVELOPMENT AREA PLANNING

The developer is preparing an Area Structure Plan (ASP) for Heritage Views, a document which will guide the development of Heritage Views.

 

The 15-acre Heritage Views ASP Plan Area consists of the following two components:

• 11.3 acres Heritage Views Development Area consisting of a curated collection of 24 single and 14 semi-detached homes and the natural ravine; and,
 

• 3.7 acres of Future Development Area located east of the ravine and currently houses an estate homesite.

Over 24% of the ASP Plan area is dedicated as open space, which is envisioned as the defining framework of the Heritage Views community, shaping both its identity and livability.

 

Anchored by Heritage Pond on the west and Ravine View Park on the east, the Heritage Views Development Area establishes a strong connection between residents and the natural environment.

 

The linear open space areas facilitate integrated pathway linkages to adjacent residential communities while also serving as a sensitive transitional buffer to surrounding country residential lands.

TRANSPORTATION & SERVICING

  • Access to the 38 homes in Heritage Views Development Area will be off 2 Street E through Heritage Crossing.
     

  • The County has approved upgrades to the Dunbow Road / 2 Street E intersection with a roundabout.
     

  • The construction for the roundabout at Dunbow Road and 2 Street E was approved by Council on February 4, 2026 and is scheduled to commence in May 2026.

  • Dunbow Road is currently constructed to a two-lane rural standard roadway and is planned to be upgraded to a four-lane standard. It intersects with  2 Street E approximately 700 m east of Highway 2A and with 8 Street E approximately 640 m west of  Highway 2.
     

  • The intersection of Highway 2A and Dunbow Road is currently an at-grade, signalized intersection. Over the long term, it will be a grade-separated interchange to be built by the Province of Alberta.
     

  • Water and Sanitary servicing for Heritage Views Development Area will be provided by BlueStem. The Heritage Views team is in active discussions with BlueStem.

APPROVAL TIMELINE

This graphic illustrates the proposed planning and approval timeline for the Area Structure Plan (ASP) and associated land use applications, highlighting key milestones from early engagement through to final Council decision.

The process begins with ASP Pre-Submission Discussions, which took place between August and December 2025.

These early conversations with the County help identify technical requirements, policy considerations, and potential issues before formal submissions are made.

The Public Open House stage, held on February 4, 2026,  is a milestone that represents an important opportunity for community members and stakeholders to review the proposal, ask questions, and provide feedback.

Following the open house, the ASP Initial Submission is targeted for February 2026, with updates and technical memos addressed through March and April. The Formal ASP Submission is anticipated for April 2026, after which County administration will provide feedback in June.

The process continues with the Final ASP and Land Use Submission targeted for July 2026, leading to a Public Hearing in October 2026. The timeline concludes with a Council Decision anticipated in November 2026.

Overall, this timeline demonstrates a structured, transparent, and collaborative planning process designed to incorporate public input and technical review at each stage.
